What are condo returns and notices of change and how do you file them

What is a condo return?

Returns are forms containing basic information about an Ontario condo, like when it was created, its address and who is currently in its board of directors. Information from returns is used to calculate annual assessment fees that corporations pay to CAO and some information is publicly posted to CAO’s Condo Registry.

What is a notice of change?

A notice of change is an official online form that condo corporations use to update changes or corrections to information submitted in their condo return. This includes updates to contact information, unit numbers or dates, and more.

Condo corporations are legally required to:

  • File an NOC within 30 days of the change of information
  • Indicate what has changed and when the change took effect
