Can my condo board reject my Electric Vehicle Charging System application?
Yes, your board can reject your EVCS application if you refuse to pay for it yourself or if a qualified professional report clearly shows that the installation would do any of the following:
- Breach any legislation, including the Electrical Safety Code
- Harmfully impact the property’s structural integrity
- Pose a serious health and safety risksor damage property
Can boards install Electric Vehicle Charging Systems without owner approval?
Only if the cost of the installation is less than 10 per cent of the condo’s yearly operational budget and the board does not believe installation will have adverse impacts to the condo.
Boards must call a meeting and host a vote if the inverse is the case.
As a best practice, boards should notify owners early and in a clear way of any changes to the common elements, while providing owners ample time to weigh in.
