These pages provide data-driven snapshots of Ontario’s condominium sector, highlighting key numbers and how they've evolved through CAO's fiscal years, which run from April 1 to March 31. All data is current as of March 31, 2025 and is updated yearly in the Fall when CAO releases its Annual Report.

Condo Corporations by Region

These regions are based on postal codes. The CAO uses K for East, L for Central, M for Toronto, N for West, and P for North, following the standard Canada Post regional classification.

Condo Corporations by Type and Sub-Type

Each condo corporation in Ontario must file returns every year with the CAO. Through these returns, they share basic details of their status and make up, including the types of units found within them. Most Ontario condos are Freehold-Standard. Within these, there are over 930,000 condo units that house about 1.82 million people. Find out more about this here.

Each year condo corporations share details with the CAO about who is on their board, who is providing management services, how many units they have and more. This information is then displayed in our searchable public Condo Registry.

Breakdown by Filing Type

All condo corporations in Ontario are legally required to file condo returns and notices of change with CAO. Returns can be broken down into four categories (annual, initial, transitional, turn-over) depending on the date the condo corporation was created. Below is a five-year trend by filing category.

Every condo board director in Ontario must complete our mandatory training within 6 months of joining their board, and every seven years thereafter. Directors that do not do this are ceased and must be re-elected by their board.

The CAT publishes its decisions and orders on the CAO website where members of the public can search them based on topics, dates or keywords.

Cases Accepted by Type by Fiscal Year

The Condominium Authority Tribunal handles disputes through a three-stage online process. The jurisdiction stated with Records disputes, and expanded in 2020 to include governing document disputes related to Pets, Vehicles, Parking and Storage. In 2022 it expanded to include condo nuisances such as noise, light, smoke, vapour, odour, vibration and related charges.

Decisions & Orders Released in 2024-25

The tribunal is required to publish its decisions and orders. Decisions contain the reasons and orders at the close of mediation. Consent orders are used when the parties agree to make the terms of a settlement agreement a binding order. Motion orders explain procedural rulings that are issued before the final decision. The Tribunal’s decisions and consent orders are binding, and the Ontario Superior Court of Justice can enforce them if not followed by parties.

Stage Closed Distribution

CAT cases closed by stage from 2017 to March 2025. Nearly two-thirds of CAT cases are resolved through Negotiation or Mediation.
