Returns season starts today!
The deadline to file your condo corporation’s 2026-27 annual return with CAO is March 31, 2026.
All condo corporations are legally required to submit an annual return with key information by the deadline to avoid late filing or late payment fees and non-compliance consequences. Certain details will be posted on CAO’s Condo Registry.
What’s new this year
We’ve made the process easier, faster and more user-friendly with a modernized and enhanced platform for filing returns and notices of changes. Start early and get to know what’s new:
- Modernized interface – A cleaner look that offers users a more intuitive experience
- Streamlined navigation – Complete filings one page at a time with a navigation panel that tracks your progress
- Simplified language – Easy to understand instructions throughout the process
- Auto-fill features – Pre-populated fields from your previous filings, Canada Post address lookup and registry integration with CMRAO for licensed managers
- Real-time error handling – Specific notifications to help you identify and resolve issues as you go
- Enhanced review – A final review page to catch and correct issues before submitting
Note: Make sure to review previously filed information and ensure all of it is correct so you can file successfully. For example, if your corporation’s “other representatives” have not been assigned a role in prior filings, a role will need to be assigned this year.
